Roof Lifespan by Material in Southern California

Published planning tables put an asphalt shingle roof at about 20 years, wood shakes at 25 to 30, metal at 40 to 50, and clay or concrete tile at 40 to 60 years, or "lifetime" in one survey. Flat-roof membranes and built-up roofs get 10 to 20 years in the HUD and Fannie Mae tables. The figures come from HUD, Fannie Mae and the National Association of Home Builders (NAHB); they're national averages for budgeting, not guarantees, and none of them adjusts for Southern California. Locally, heat varies widely from the coast to the valleys, salt air matters near the ocean, and on a tile roof what usually gives out is under and around the tile rather than the tile itself.

This page compares coverings for a new roof. Expected life by material, in three published tables

Each figure is the table's standard estimate, in years, for that kind of roof. HUD and Fannie Mae use theirs when they assess apartment buildings, to plan when parts will need replacing; NAHB's comes from a 2006 telephone survey of manufacturers, trade associations and researchers.

HUD lists clay and cementitious barrel tile; Fannie Mae lists only 3-tab shingles and puts slate, clay and concrete tile in one row; NAHB's table says "lifetime" for clay and concrete tile, and its text puts slate, copper and clay or concrete roofs at over 50 years.

How to read the table:

  • They're budgeting averages, not forecasts for one roof. Fannie Mae calls its figures standardized averages and tells assessors to weigh maintenance, environment and geography when they judge a component's remaining life. HUD lets an assessor enter a different remaining life with an explanation. NAHB notes that a roof's life depends on local weather, how it was built and designed, material quality and maintenance.
  • None of them is local. They don't change for the coast, the valleys or the high desert; the sections below cover what does.
  • NAHB's figures are the oldest. NAHB itself calls them a general guideline and says not to make buying decisions on them alone.
  • Where the tables disagree, the range is the answer. On tile and slate they differ by 20 years or more, on metal by 10; we haven't averaged them or added numbers of our own.

What wears out first on each type

Asphalt shingles: the sun

Asphalt hardens and turns brittle as it oxidizes, and sunlight drives it. Researchers at Lawrence Berkeley and Oak Ridge National Laboratories explain that a shingle's granules are there to absorb ultraviolet light before it reaches the asphalt, and that heat speeds up the reactions that break materials down. In their field measurements in Redding, California, asphalt shingles ran about 35°C (64°F) hotter than the air at solar noon in August. Tile: what's under and around it

The tile itself lasts. The National Park Service puts clay tile among the longest-lived roofing materials, generally about 100 years and often several hundred, and the Tile Roofing Industry Alliance says a clay or concrete tile roof can reasonably be expected to outlast the building. What ends a tile roof is usually the rest of it: writing about historic clay tile roofs, the Park Service notes that while the tiles themselves deteriorate mostly from frost, a clay tile roof most often fails because its fastening system breaks down, and worn flashings, valleys and gutters can bring it down too. Metal: salt air

On steel, the metallic coating and the paint are what hold off corrosion, and salt air is hard on both. Metal Sales, for one, warrants its Galvalume steel against rusting through for 45 years and its PVDF paint film for 45 years, but it treats the area within 1,500 feet of salt water, just under 0.3 mile, as a corrosive environment both warranties exclude. Flat and low-slope roofs: the shortest lives

Membranes and built-up roofs have the shortest lives among the coverings in the tables: 10 to 20 years in HUD's and Fannie Mae's. Single-ply membranes are made of polymers such as EPDM, PVC and TPO, and the Berkeley and Oak Ridge researchers describe how ultraviolet light breaks down the plastics used in roofing. Wood shakes: fire rules first

The tables give wood shakes and shingles 25 to 30 years. If the house is in a Fire Hazard Severity Zone, the fire rules come first: where California's wildfire building code applies, the roof has to be a Class A assembly (WUI roofing requirements).

Heat and frost across Los Angeles County

The tables use one number for the whole country. NOAA's climate normals for 1991 to 2020 show how far apart neighborhoods of the same county are.

  • Heat. A roof in Woodland Hills sees more than 100 days a year at 90°F or above; one near the airport in Westchester sees about five. The national laboratories' work ties heat to faster breakdown of roofing materials, and the 20-year figure doesn't change with it.
  • Frost. The main threat to clay tile itself, by the Park Service's account, is all but absent near the coast and in the central basin: no days a year at Los Angeles International Airport or Downtown Los Angeles, and under half a day at Burbank. Woodland Hills, in the west San Fernando Valley, averages about 11 days a year with a low at or below freezing, and Palmdale about 54.
  • Salt air. The normals don't measure it. Within 1,500 feet of salt water, Metal Sales' warranties don't apply, so read any metal roof's coastal terms before choosing it; what salt air does to nails, flashing and gutters is in coastal roofing and salt air.

What the warranties say

A warranty covers defects, under conditions, for a term; it isn't a forecast of how long the roof will last. The current documents show what each maker stands behind.

"Lifetime" follows ownership, full coverage is short, and the tile warranties stop at the tile. How proration and the contractor-registered system warranties work is in roofing warranties, explained.

Match the roof to how long you'll need it

Solar. The U.S. Department of Energy expects a solar array to last about 25 to 35 years. If the roof under it gives out first, the panels come off and go back on: on a Burbank house in 2025 we took a working array off, the roof was replaced from the deck up, and the same modules went back on new attachments three weeks later (the Burbank case). If panels are likely within a few years, choose the covering with them in mind and re-roof first.

Insurance. Insurers count years too. In the underwriting rules the San Francisco Chronicle compiled in May 2026, limits for shingle roofs ranged from 15 to 25 years, and tile and slate were often exempt; see roof age and home insurance.

Selling. If you may sell within a few years, the 2025 Cost vs. Value report estimated that replacing an asphalt shingle roof in Los Angeles recouped 73.6% of its cost at resale and a metal roof 48.7%; see does a new roof add home value?

Tile on a later roof. Replacing the underlayment under tile means lifting the tile and laying it back, and under Eagle's current terms a complete lift-and-relay of more than 3 squares voids its lifetime warranty. Ask about the tile warranty before that work, and see repair, relay or new tile.

How long does an asphalt shingle roof last in Southern California?

About 20 years in all three published tables, which don't adjust for climate. Sun and heat age asphalt, and the inland valleys get far more hot days than the coast. A "lifetime" warranty doesn't change that: it runs as long as you own the house, with full coverage only in the first years.

Does a tile roof really last 50 years or more?

The tile can: the tables give it 40 to 60 years or a lifetime, and the National Park Service says clay tile generally lasts about 100 years. The parts around it decide sooner: fasteners, flashings and the underlayment, which is replaced by lifting the tile and laying it back.

How long does a metal roof last near the ocean?

The tables give metal 40 to 50 years, but near the coast read the warranty first: Metal Sales' steel and paint warranties don't apply within 1,500 feet of salt water. Other makers set their own coastal terms, so ask for them in writing.

How long does a flat roof last in Los Angeles?

10 to 20 years in HUD's and Fannie Mae's tables, depending on the system: a built-up roof with gravel 20 and without it 10 in HUD's table, single-ply membranes 15 in HUD's and 20 in Fannie Mae's.

Should I replace my roof before going solar?

If the roof has fewer years left than the panels will be up, yes. The Department of Energy expects an array to last about 25 to 35 years, and a roof that wears out under it means taking the panels off and putting them back.
