Roof replacement in Los Angeles, permitted and cool-roof compliant

Cali Energy replaces roofs across Los Angeles and the San Fernando Valley, in Burbank, Glendale, Calabasas, Simi Valley and Santa Clarita: tear-off, new decking where it is needed, underlayment, flashings and a covering that meets the city's cool-roof rule. We hold the C-39 roofing license and the C-10 electrical license, so a new roof and a solar system can be one plan.

A roof replacement is a tear-off down to the deck, rotten decking replaced as it is found, new underlayment and flashings, and a new covering. In the City of Los Angeles a re-roof is permitted work, and the new covering has to meet the city's cool-roof requirement with a product rated by the Cool Roof Rating Council. Cali Energy replaces roofs on their own and before solar, so the array goes onto a new roof.

What a replacement includes

  • Tear-off of the old covering down to the deck. Roofing over old shingles vs tear-off
  • Decking checked, and rot replaced as found. In Canoga Park the deck needed replacing, and a supplemental permit rewrote the scope to new sheathing.
  • Underlayment and flashings at walls, chimneys, vents, valleys and edges.
  • A new covering: composition shingle or tile, and a low-slope membrane on the flat sections of the same roof, as on our Canoga Park re-roof.
  • Cool-roof compliance. On a full re-roof the new covering has to be a product rated by the Cool Roof Rating Council; in Canoga Park we met that rule with a cool-rated grey shingle and a cool-rated low-slope membrane, and the owner got the grey shingle they asked for. Before solar, the roof goes first

When a roof has less life left than the array that will sit on it, we replace the roof first. In Encino the roofing permit was issued first, the material was ordered the next day, and the array went onto 20 squares of new Class A shingle. In Canoga Park forty-two squares came first, then the array and the service panel, with all three permits closed inside five weeks. Replace your roof before installing solar?

How a replacement runs

  1. Inspection and measurement. Covering, decking from the attic, flashings and ventilation.
  2. Written scope. Squares, materials, flashings and how damaged decking is handled once the roof is open.
  3. Permit. We file with LADBS, your city or, outside city limits, LA County Public Works; some projects need more: in Calabasas the re-roof permit waited on a rooftop condenser, and we took it out the day after the condenser had its own permit.
  4. Tear-off and deck. Old covering off, decking checked and replaced where needed.
  5. New roof. Underlayment, flashings and covering.
  6. Final inspection and the permit closed.

What moves the price

  • The size of the roof in squares, its pitch and access.
  • The covering: shingle, tile or membrane, and the cool-roof product it must meet.
  • Decking replaced once the roof is open. Rotted decking and your estimate
  • Solar panels that have to come off and go back.

Roof replacement questions

Does Cali Energy replace roofs in Los Angeles?

Yes. Cali Energy replaces shingle and tile roofs across Los Angeles and the San Fernando Valley, in Burbank, Glendale, Calabasas, Simi Valley and Santa Clarita, under its C-39 roofing license, with the permit and inspection, on homes with or without solar. CSLB #1032379, based in Northridge; call +1-323-844-7777.

Does a new roof have to be a cool roof?

On a full re-roof, the new covering has to meet the cool-roof requirement with a product rated by the Cool Roof Rating Council. In Canoga Park we met it with a cool-rated grey shingle and a cool-rated low-slope membrane, and the owner got the grey shingle they asked for.

Should I replace my roof before going solar?

When the roof has less life left than the array, yes. Taking modules off and putting them back later is a second job. In Northridge thirty-one squares came off first and the modules never touched the old covering.

What happens if the deck is rotten under the old roof?

It is replaced, and the paperwork follows the work. In Canoga Park the deck needed replacing once the old roof was off, and a supplemental permit rewrote the scope to new sheathing.
