Roofing in Burbank, CA: tile repairs and roofs under solar

Cali Energy repairs roofs in Burbank under its C-39 roofing license and works the roof around solar. On one Burbank tile roof we repaired the underlayment and flashings and reset the original tile; on another house we took an array off, kept the house dry until the tear-off, and set new flashed attachments into the new roof.

On a tile roof the tile is a rain screen and the underlayment beneath it is the waterproofing, so a leak in a tile roof is a question of the underlayment and the flashings before the tile. On our 2023 Burbank repair about 300 square feet of concrete tile was lifted and stacked, the failed underlayment and damaged sheathing replaced, a high-temperature membrane laid, the wall junction rebuilt under its Z-bar flashing, and the original tile reset in its original pattern. Burbank's single-family homes have a median build year of 1941.

Burbank roofs

  • Older houses. Median build year 1941; 91.2% of Burbank's 18,431 single-family homes were built before 1960.
  • Tile that outlives its underlayment. The membrane under the tile has a service life measured in a couple of decades; when it goes, water finds the deck while the roof still looks sound from the street.
  • Walls and junctions. Where a tile roof meets a wall, the junction under the Z-bar flashing is a common place for water to get in, and it is rebuilt as its own detail.
  • The City of Burbank permits roofing, solar and electrical work through its Building & Safety Division.

A tile repair without new tile

On our 2023 Burbank repair we inspected the roof on 31 August and scoped the work to the underlayment and the flashings rather than the tile. On 18 September the original tile was lifted and stacked and the old underlayment stripped; damaged sheathing was replaced where it was found, a self-adhered high-temperature membrane went down, and the wall junction was rebuilt with a torch-applied membrane carried under the Z-bar flashing. New tile pan flashings and two low-profile vents went in, and on 27 September the original tile was reset in its original pattern, with spares held for breakage. Tile roof repair

The roof under an existing array

A tear-off that stops at the edge of an array leaves the oldest part of the roof under the one thing meant to stay there for twenty-five years. On a Burbank house in 2025 we took the modules off, made the wiring safe, stored the modules flat, removed the rails and attachments and sealed every old penetration so the house stayed dry until the tear-off reached it. The roof was replaced across its whole area, and three weeks later we set new attachments into the new roof, flashed each into the courses, reset the rails and returned the array to service. Attachments before the covering

On new construction the order can run the other way. On a new low-slope Burbank house we set and flashed every solar attachment on the underlayment, to the approved array layout, before the roofing went on, scheduled against the roofer so neither trade waited.

The roof outlived its felt. The array came off and went back.

Every old penetration sealed so the house stayed dry until the tear-off; three weeks later new attachments flashed into the new roof and the array back in service the same day.

How roof work runs in Burbank

  1. Inspection of the covering, the flashings, the wall junctions and, where there is solar, the attachments.
  2. Written scope: the layer that failed, the flashings, the vents, and the solar work if the array has to come off.
  3. City of Burbank permit for the roofing.
  4. Repair or tear-off under our C-39 license; solar off and back on under our C-10.
  5. Final, and the array returned to service.
