A ceiling stain shows where water lands, not where it enters. Water can travel along the underlayment or a rafter before it drips, so a leak repair starts with tracing the entry: a failed underlayment under tile, a flashing at a chimney or vent, a pipe boot, or a penetration. Where roof leaks start

How we repair a leak
- Trace the entry. From the attic and on the roof, we follow the water back from the stain to where it gets in.
- Open the area. Tile is lifted and stacked; shingle is cut back to sound material.
- Repair the layer that failed. Underlayment, flashing, pipe boot or penetration, and any wet decking under it.
- Close the roof. The same tile is reset, or the shingle is woven back in.
- Confirm. You get the scope of what was repaired in writing.

Why does my tile roof leak when the tiles look fine?
On a tile roof the underlayment beneath the tile is the waterproofing. In Burbank the tile was sound and the felt under it had failed, so we lifted the tile, replaced the underlayment and flashings, and set the same tile back.
