How Much Usable Roof Space Do You Need for Solar?
“Will solar even fit on my roof?” is one of the first questions homeowners ask — and the answer is usually yes, but with a catch. It’s not your total roof size that matters; it’s the usable area left after fire-code pathways, vents, skylights, shading and orientation. As a rough guide, the panels themselves need about 45–55 sq ft per kilowatt — but plan on a bigger roof plane than that. Here’s how to estimate what your roof can actually hold.

The quick rule
Start with the panels themselves. A modern 400 W residential panel takes up about 18–22 square feet. Since it takes 2.5 of them to make a kilowatt, the module footprint is roughly 45–55 sq ft per kW. So the panels for a 6 kW system cover about 270–330 sq ft; an 8 kW system, about 360–440 sq ft. That’s the glass itself — the roof plane needs to be bigger.

Usable roof is a lot less than total roof
Total roof area badly overstates what you can fill. You lose space to fire-code pathways and setbacks, plus vents, chimneys, skylights, and any shaded or wrong-facing sections. It’s common for only a fraction of a roof to be truly solar-usable — which is why two homes with the same square footage can fit very different systems.
Fire-code pathways & setbacks
California requires clear paths for firefighters, and these directly reduce usable area. Under the 2025 California Fire Code, Chapter 12 §1205:
- Ridge setback: at least 18 inches below the ridge on each side if the array covers 33% or less of the roof plan area; 36 inches if it covers more than 33%.
- Access pathways: at least two 36-inch-wide pathways on separate roof planes from edge to ridge, plus a pathway serving each array plane.
- Sprinklered-home exception: where the dwelling has a qualifying automatic sprinkler system, the 18-inch ridge setback may apply for arrays covering up to 66% of the roof plan area (36 inches above 66%). Confirm eligibility with the local AHJ.
- Low-slope exception: these requirements generally don’t apply to roofs sloped 2:12 (about 16.7%) or less, which follow different rules.
Your local authority (in LA, LADBS with LAFD) can add requirements, so treat these as the baseline, not the final word.

Orientation & shading eat into it too
