The roof, the panel, the array. One contractor.

A Sylmar house where solar was the last item on the list, not the first. The roof came off, the service panel was replaced, the house was rewired, and only then did the array go on.

When a house needs a roof and a service upgrade as well as solar, the order matters more than the equipment. Roofing first, service second, array last — and each scope carries its own permit so each one can be inspected and finaled on its own.

The story

This house needed more than an array. The roof was at the end of its life, the main service panel was original, and the wiring behind the walls belonged to a different era. Solar was the reason the conversation started, but it was the last thing that happened.

The roof came first, and before a single shingle came off we had the existing covering assessed for asbestos by a testing contractor. Older roofing in Los Angeles can contain it, and finding that out after the tear-off has started is the expensive version of the answer. With that settled, twenty-five squares of composition shingle went down over the existing solid sheathing, and the roofing permit was finaled on its own.

The service panel was replaced next, and the house was rewired. None of that is solar work, but all of it decides whether solar is possible: an array connects to the service the house has, and a panel that cannot take the solar breaker is a stop sign whatever the roof looks like.

Three separate permits carried this project — one for the roof, one for the main panel, one for the solar. That is not a formality: each scope gets inspected and closed against its own record. Separate finaled records can matter during a sale, an appraisal, an insurance review or future construction on the property.

On the utility side the work request was an overhead meter and service. The meter spot moved unusually quickly: requested on a Tuesday, the utility representative on site Wednesday, the meter spot sheet issued Thursday. Interconnection review closed at the end of September and the net meter was set on the first of October 2020, the same day permission to operate came through.

A week later the roof got its own paperwork: a GAF System Plus warranty, which is a manufacturer warranty on the roofing system rather than a promise from the installer. It exists because the roof was installed by a certified contractor to the manufacturer's specification, and it is registered to the property.

Three years on, the system stopped reporting. The array was still producing and the lights on the equipment looked normal, which is the signature of a communications fault rather than a production fault. The manufacturer ran diagnostics with us and concluded the communication board had failed. A replacement board shipped, and it went in the day it arrived.

In 2024 the owners sold the house. Transferability of the workmanship warranty is governed by the signed contract; equipment and roofing warranties have their own transfer rules, which differ by manufacturer and by the edition of the certificate issued. That is a set of documents worth reading before a sale rather than after.

Should the roof be replaced before solar goes on?

If the roof is near the end of its life, yes. Removing and reinstalling an array later so somebody can work underneath it costs more than doing the roof first. On this house the roof came off, twenty-five squares of composition shingle went down, and the array went on a roof with its full life ahead of it.

Does an old roof need to be checked for asbestos?

Older roofing materials in Los Angeles can contain it, so the covering is assessed before the tear-off rather than during. On this project we had a testing contractor assess the existing covering first, and the schedule was built around the answer.

Can one company do roofing, electrical and solar?

Cali Energy holds B, C-10 and C-39 classifications under CSLB #1032379, which lets us coordinate the roofing, electrical and solar scope under one contractor. Each scope still carries its own permit — on this house that was three — so each one is inspected and closed against its own record.

What is a GAF System Plus warranty?

It is a manufacturer warranty on the roofing system, issued when the roof is installed by a certified contractor to the manufacturer's specification and registered to the property. It is separate from the workmanship warranty the contractor writes into the contract. What it covers, for how long and whether it can be transferred are set by the terms of the certificate issued to that particular roof, so read the document the property actually holds.

My solar stopped reporting but the panels look fine. What is it?

Often the communication path rather than production. On this system the array was still working and the equipment lights were normal; diagnostics with the manufacturer pointed to a failed communication board, and a replacement went in the day it arrived.

Does a solar warranty transfer when the house is sold?

Not automatically, and not all in the same way. Transfer rules for equipment and roofing warranties vary by manufacturer and by the edition of the warranty issued, and several require the new owner to be registered or notified within a set period. Transferability of the workmanship warranty is governed by the signed contract. On this house the owners sold in 2024, and a sale is the point to read those documents rather than after it.
